The headline dip that wasn't

Private median prices opened 2026 down 4%. Almost all of it was mix — Executive Condos went from 7% to 22% of volume. Strip that out and District 10 was up more than 40%.

Arrivals is the wrong metric

China is back at the top of the arrivals table, but a large share of those trips last under 48 hours. The number that moves room revenue is the retention ratio — the share who actually stay.
